CITY GUIDE · LOCAL PROFILE
Low density, views, and privacy define the town—but one acre can differ greatly in buildability, geology, fire access, and schools.
59 single-family MLS sales over the past 6 months (March 29, 2026 – September 28, 2026)
HIGHLIGHTS
There is no traditional downtown and almost no commercial street; homes, hillsides, paths, and open space dominate.
Westwind Community Barn, town pathways, and trails around Rancho San Antonio make riding and hiking part of daily life.
Foothill College occupies a 122-acre hillside campus, one of the town's few large institutions.
Addresses may be in LASD or PAUSD for K–8, followed by MVLA or PAUSD for high school.
Nearby tech and professional-service jobs drive demand from buyers who want distance from office parks and retail at home.
ALTORA VIEW
The question is not how much land to buy, but whether it serves the family plan. Slopes, buildable area, septic, private roads, fire access, and insurance can make equal-acre lots very different in value. A steep view lot may suit long-term use of the current house but not a major rebuild.
School assignment is another frequent mistake: the town includes LASD and PAUSD K–8 paths, MVLA and PAUSD high-school paths, and conditional cross-district arrangements such as Gardner Bullis. Make written district confirmation and an insurance proposal conditions before offering.

Altora's view: Los Altos Hills suits high-net-worth buyers seeking low density, views, privacy, and a long-term family base. The goal is not simply to buy more land. It is to decide whether slope, buildable area, geology, fire access, roads, drainage, insurance, and schools support the family's plans.
Los Altos Hills has no conventional downtown and almost no commercial streets. Homes, hillsides, trails, and open space define the town; residents generally shop in Los Altos, Palo Alto, or Mountain View. Westwind Community Barn, trails around Rancho San Antonio, and the town's pathway system give daily life its character. Riding, hiking, and a low-density landscape are part of the setting, not decoration.
Foothill College is the town's most significant public campus. Its 122-acre hillside site is one of the few large institutions here. Corporate headquarters do not drive demand. Instead, the town appeals to families working in nearby tech and professional-service centers who want distance from office parks and commercial density at home.
Public MLS figures for the first quarter of 2026 showed 17 sales and a median price of about $5.3M. With so few transactions, a quarterly median is a temperature check, not a price for an individual home. Flat usable land, view lots, steep slopes, and the economics of rebuilding an existing estate differ greatly. Two lots with equal acreage may have very different development costs and insurability.
Los Altos Hills addresses may be in Los Altos School District or Palo Alto Unified School District. The high-school path may be through MVLA or PAUSD. PAUSD also notes that some Los Altos Hills families may apply to Gardner Bullis under specific arrangements; confirm transfer rules and time limits with the district. Claims that all town addresses automatically feed a particular school are unreliable.
Better suited to: Families who value land, privacy, views, and long-term customization and can manage a complex property.
May not suit: Families who need walkable shops, reliably low maintenance, simple remodel approvals, or one obvious school path.
| Land factor | Why it matters | Who should confirm it |
|---|---|---|
| Slope and geology | Buildable area, foundations, construction cost | Geotechnical and civil engineers |
| Trees and protected areas | Building placement, views, approvals | Arborist and town planner |
| Septic / sewer | Bedroom count, additions, upkeep | Environmental health and contractor |
| Roads and fire access | Construction, insurance, emergency access | Fire authority, insurance broker, engineer |
| Easements / pathways | Privacy and land use | Title company, surveyor, attorney |
| Water and drainage | Slopes, landscaping, long-term upkeep | Civil engineer and water agency |
“One acre” in a listing gives only the recorded size. The amount of flat land that can actually hold a main home, ADU, pool, and outdoor space determines whether the family plan works. A steep lot with superb views may be ideal for living in the existing home but unsuitable for a large rebuild.
LASD, PAUSD, MVLA, and PAUSD high-school paths all appear within town. The districts themselves explain cross-boundary arrangements, so intuition is not enough. Confirm K–8, grades 9–12, the current assigned school, and any overflow or transfer option separately.
The Gardner Bullis cross-district arrangement is particularly easy to oversimplify. Official rules have eligibility, application, and duration conditions; “may apply” is not “guaranteed admission.” If a family will accept only one school path, make district confirmation a firm condition before offering.
Beyond taxes and insurance, recurring costs can include tree trimming, vegetation clearance, private roads, drainage, septic systems, wells or water facilities, backup power, fencing, and extensive landscaping. An older estate may also have multiple HVAC systems, pumps, pools, and outbuildings. Do not estimate its annual cost using an ordinary suburban house.
Address insurance while making an offer. Confirm wildfire underwriting, replacement cost, roof and tree conditions, distance for fire response, and whether the plan needs the FAIR Plan plus supplemental coverage. A verbal estimate is insufficient; get a written proposal for the specific address and current home condition.
Acreage alone cannot answer that. Slopes, setbacks, trees, easements, and local MDA/MFA rules change the result. Have a planner and engineering team review the specific lot.
No. Some addresses are in PAUSD, and the high-school system must be checked separately.
That is too risky. Lenders usually require insurance, and cash buyers should confirm coverage and cost before removing contingencies. Otherwise, the property may be difficult to insure as expected.
